Contract executed. Order the pool inspection right away (Rush if the option period is short).

Day 1โ€“2

Inspection completed. Standard reports arrive within 24 hours.

Day 2โ€“4

Buyer reviews the report, gets repair quotes if needed, and you draft the amendment.

Before option ends

Negotiate with a documented, photo-backed report instead of guesses.

Agent FAQs

How do I order an inspection for my client?

Use the agent order form on this page or call (817) 915-3266. Send the property address, access details, the tier you want and the option-period end date.

What is the difference between Standard and Rush?

Standard is $400 and the full PDF report arrives within 24 hours of the inspection. Rush is $600 and gets you a same-day inspection for tight option periods. Call to confirm same-day availability.

When should the pool inspection happen during the option period?

As early as possible. Book it the day the contract is executed so the report is back with several days left to get repair quotes and negotiate.

Does the general home inspection cover the pool?

General home inspections often do not go deep on the pool. A dedicated pool inspection runs the equipment, checks surfaces, plumbing, bonding and safety items, and prices the repairs.

Can the report be shared with the other side?

Yes. The report is a PDF designed to be shared with buyers, sellers, agents and lenders. It includes photos and estimated repair costs that buyers commonly use for repair requests.

Is there a travel fee?

Yes. Travel is added to the inspection price and quoted when you book. Share the property address and I will confirm the total before scheduling.
