Pool Inspection Checklist
A quick walk-through for buyers and agents. Use it at the showing, then book a full inspection for anything you cannot verify.
Water & Surface
- Water is clear, not green or cloudy
- No rough, flaking or stained plaster
- No visible cracks in the shell or deck
- Tile line intact, no loose or missing tiles
- Coping stones secure and level
Equipment Pad
- Pump runs quietly and primes
- Filter pressure gauge present and readable
- No water leaking or dripping at the pad
- Heater fires (if equipped)
- Note the brand and age label of each item
- Automation or timer works
Plumbing & Leaks
- Skimmers are not cracked
- Water level is steady (ask the seller about refill habits)
- No soggy ground near lines or equipment
- Return jets push water normally
Safety
- Main drain covers present and undamaged
- Fence, gates and latches close properly
- Lights work and have no water in the lens
- No exposed wiring near the pool
- GFCI protection on pool circuits
Paperwork to Request
- Equipment warranties and receipts
- Most recent repair or resurfacing records
- Service history from the current pool company
- Any prior pool inspection reports
